40 Acres Guest Farm, located in Magaliesberg, offers a simple luxurious villa designed for seamless indoor-outdoor living. Spanning 16 hectares of serene tranquillity, all to yourself, this villa was designed by REIS Architects.

The main bedroom is a true sanctuary, featuring a king bed, double basins, an indoor shower, an outdoor shower, a luxurious bathtub, and an inviting fireplace. The guest bedrooms, though smaller, remain spacious and two are equipped with comfortable queen beds. The fourth bedroom features a bunk bed with a queen-size top bed and a roll-out double bed at the bottom. Three of the bedrooms open directly onto the garden, while the fourth offers a charming bay window with views of the garden, all overlooking the peaceful stream.

The light-filled and spacious open-plan kitchen, dining, and living area features slide-away doors on both sides, seamlessly connecting the courtyard and terrace. The dining table comfortably seats 10, with an additional 10-seater table available on the terrace for outdoor meals. The well-equipped kitchen includes a gas oven with a five-burner hob, two refrigerators, a dishwasher, a washing machine, and an abundance of cookware, dishware, and utensils to cater to all your needs.

The 12-meter, unheated natural saltwater pool is ideal for swimming laps or simply relaxing. It features an underwater bench that runs the entire length of one side, offering a unique spot to unwind while enjoying the tranquil surroundings.

A stream flows along the southern and eastern edges of the property, featuring a swimming pond carved from slate, a small waterfall, two picnic platforms, and a series of concrete benches placed every few hundred meters for relaxation. In the mornings and late afternoons, the neighbours' cows cross the property, creating a charming daily routine.

Just up the hill from the house, you'll find a large concrete yoga circle and a peaceful meditation garden. For outdoor recreation, there’s also a basketball court with a hoop down by the stream.

The home is fully off-grid, powered by solar panels and batteries, ensuring ample energy as long as you use only what you need. Double-glazed windows help keep the house warm and cosy during winter, while in the summer, you can enjoy a cool breeze by either using the ceiling fans or simply sliding open the doors to let the fresh air flow through.

Area Information:

The sleepy little village of Magaliesburg lies in the Witwatersberg. The actual Magaliesberg Mountains are a further 8 kilometres or so north of here, its nearest neighbours the unassuming towns of Doornhoek and Hekpoort, an easy hour's drive from Johannesburg.

Magaliesburg itself seems to have stood still with the passing of time, and in complete contradiction to the surge of development in Johannesburg. It makes for a pleasant change, particularly as with time's slowing, there is the impression of extended minutes on the clock to spend on the myriad things to do in the area.

Driving around and through the little towns in and around Magaliesburg makes for a pleasant afternoon meander, made all the more enticing by the development of a local artists' route, through the neighbouring Cradle of Humankind up to Hartebeespoort Dam, with a wealth of pottery, jewellery, crystals, sculpture and other crafts for enticing stops en route.

Those after more lively activities will not be disappointed, and there is also trout fishing, clay pigeon shooting, archery and any number of spas and wellness centres to choose from.

Travel by day prevents being surprised by potholes, so pack in some patience when heading this way. Magaliesburg's Little Roadhouse had friendly service and fabulous slap chips. The Route 66 Events held at Mt Grace Hotel were most enjoyable. Looking forward to our next visit.
